The allure of America’s coastal regions is a strong one, with over half of the country’s population living in coastal counties. The Atlantic Coast stretches for over 2,000 miles from Maine to the Florida Keys. The Gulf Coast spans more than 1,600 miles and the rocky Pacific shoreline extends 1,300 miles from San Diego to Seattle. Much more than simply oceanfront real estate, coastal property includes fabulous estuaries and marsh front living as well as homes which front vast bays, savannahs and wetlands.
Americans love their coastal lifestyle from the rocky beaches of the Northeast, to the palm tree shaded sands of the South, to the sandy bluffs and dramatic cliffs of the West. The U.S. coastal population has increased over 60 percent since 1960, closely following the population trend of the entire country. Illustrating the popularity of coastal real estate, the average value of a coastal home has climbed to over $300,000, almost 50 percent more than inland locations.
The Western states of California, Oregon, Washington and Hawaii offer coastal properties in such spectacular areas as San Francisco Bay, Puget Sound and Waimea Bay. The Gulf of Mexico coastal states of Texas, Louisiana, Mississippi, Alabama and Florida are known for waterfront properties in such beautiful regions as Galveston Bay and the barrier islands, Mobile Bay, Tampa Bay and Miami’s Biscayne Bay. Southern coastal states feature remarkable destinations like Georgia’s Golden Isles, Myrtle Beach in South Carolina and the Outer Banks of North Carolina. Further up the eastern seaboard, coastal real estate can be found surrounding Chesapeake Bay, Long Island Sound and Cape Cod.
There is no one style or design which defines coastal living. From boathouse to bungalow to Mediterranean style villas, there is an infinite variety of homes and lifestyles to choose from in a coastal setting. Maintenance–free condominiums are appealing for care–free living and their available amenities. Many coastal communities provide private beach access or beach clubs, even for residents in non–waterfront homes. Of course, the delightful coastal climate is a major draw where the temperate effect of the ocean makes for cooling breezes in summer and mild, snow free winters.
